In a landmark move poised to reshape Nigeria’s urban development and housing sector, Brains and Hammers Ltd., one of Nigeria’s leading real estate and infrastructure firms, has entered into a strategic partnership with China’s Hunan Hengke Group. The collaboration, announced earlier this month, will see the construction of two 25-floor mixed-use towers and the development of 30,000 smart, solar-powered homes across Nigeria.

The partnership is anchored on a shared vision of sustainable development, technological innovation, and inclusive growth. The two towers—set to rise in Abuja and Lagos—will feature a blend of residential, commercial, and recreational spaces, designed to meet international standards for energy efficiency and smart living.
The 30,000 housing units, meanwhile, will be distributed across key urban centers, including Abuja, Lagos, Port Harcourt, and Kano. Each unit will be equipped with solar panels, smart metering systems, and eco-friendly building materials, reflecting a commitment to green architecture and climate resilience.
Economic Impact and Job Creation
According to Brains and Hammers CEO, Mr. Adeyemi Adeoye, the partnership is expected to generate over 50,000 direct and indirect jobs during the construction phase, with long-term employment opportunities in facility management, security, and maintenance.
“This is more than a real estate deal—it’s a catalyst for economic transformation,” Adeoye said. “We are leveraging China’s advanced construction technology and Nigeria’s growing demand for affordable housing to create a new blueprint for urban development.”
Technology Transfer and Local Empowerment
The agreement includes provisions for technology transfer, with Chinese engineers and architects working alongside Nigerian professionals to ensure skills development and knowledge exchange. Training programs will be rolled out in partnership with local universities and technical institutes, focusing on smart building systems, renewable energy integration, and urban planning.
Hunan Hengke Group’s Vice President, Mr. Li Wei, emphasized the importance of mutual growth: “We are not just building structures; we are building capacity. Our goal is to empower Nigerian talent and foster long-term collaboration.”
Government Support and Regulatory Alignment
The Nigerian Ministry of Housing and Urban Development has endorsed the initiative, citing its alignment with the National Housing Strategy and the Renewed Hope Agenda. Minister of Housing, Hon. Zainab Ibrahim, noted that the project will help bridge Nigeria’s housing deficit, currently estimated at over 20 million units.
“We welcome this partnership as a model for future public-private collaborations,” Ibrahim said. “It reflects our commitment to sustainable housing, job creation, and international cooperation.”
Financing and Timeline
The estimated value of the joint venture is $1.2 billion, with funding sourced from a mix of private equity, development finance institutions, and sovereign investment channels. Construction is slated to begin in Q1 2026, with the first phase of housing units expected to be delivered by late 2027.
Brains and Hammers will oversee project management and local logistics, while Hunan Hengke Group will provide engineering expertise, prefabricated materials, and smart infrastructure systems.
